Why Isn't My Home Selling?

When a listing sits, expires or is taken off the market, the reason is usually visible in its own history and in what sold nearby. Here is what Diana Ye checks first, and how she relaunches a South Bay home.

01 — What to check

Six reasons homes sit

Each one leaves signs in the showings and feedback. Find the sign, and you know what to change.

What to checkThe signsWhat helps
Price against recent salesShowings but no offers, or buyers saying they'll wait for a reduction.Compare with homes like yours that sold nearby in the last few months, not with what's still for sale.
The first impression onlineFew saves and showing requests in the first two weeks.New professional photos, a floor plan and a video tour, with the best room first.
Condition and presentationThe same repair or room comes up in buyer feedback.Pre-sale inspections, small repairs and staging, so buyers see the price is fair.
How easy it is to seeShowings are hard to book, or the home is tenant-occupied.Clear showing windows, open houses and a plan with tenants.
Who heard about itFew calls from agents who have buyers.Direct outreach to agents active in the area and a complete MLS listing.
Timing and termsAn offer date came and went with nothing.A fresh launch date, disclosures ready on day one and clear offer terms.

02 — The relaunch

How Diana relaunches a listing

Read the listing's history

Days on market, price changes, showings, saves and what buyers and their agents said. The pattern usually points to one or two causes.

Compare with what sold

Homes like yours that closed nearby in the last few months, and how long they took. This sets a price buyers can check for themselves.

Fix what the numbers point to

Price, photos, repairs, staging or access: only the changes that matter for your home, with the cost of each.

Relaunch as a new listing

Pick a launch date, tell the agents who have buyers, open it to showings and review offers together.

03 — Talk it through

Get a second look at your listing

Send the address, and Diana will look at the listing's history and the nearby sales, and tell you what she would change. English or Mandarin.

If your home is still listed, your agreement is with your current agent: start with them. Once it has ended, Diana is glad to help.

Questions

Common questions

Why isn't my house selling?
Most often the price is above what recent nearby sales support. Other common causes are photos that don't match the price, repairs buyers keep noticing, showings that are hard to book, and marketing that didn't reach agents with buyers. Showing and offer activity in the first two to three weeks usually tells you which one it is.
Should I lower the price or wait?
Look at what sold nearby since you listed. If similar homes closed below your price, waiting rarely helps, because buyers can see those sales too. If your price is in line but showings are few, the photos, access or reach may be the problem instead.
How long is too long on the market?
Compare your days on market with your city's median days on market, shown in each city guide on this site. A home well past that number, with showings but no offers, usually needs a change in price or presentation.
Can I change agents if my home didn't sell?
Your listing agreement sets its own end date and terms. Once it has ended you can relist with the same agent or a new one. If your home is still listed, start by talking with your current agent about the price and plan.
Will buyers see that my home was listed before?
Yes. Most home search sites show past listings and price changes, so a relaunch works best when something real has changed: the price, the presentation or the way it's marketed.
What does Diana do differently on a relaunch?
She starts with the listing's own history and the nearby sales, then changes only what those point to, and relaunches with new photos, a launch date, agent outreach and an offer plan. You get the numbers in writing before you decide.
